General Conditions
The general rental conditions apply to all holiday homes Houses of Portugal.
Agreements between the tenant and Houses of Portugal, which concern a complete or partial change, adjustment or elimination of these tenancy conditions, must be put down in writing. Any possible changes do not mean that the other conditions of the rental conditions, in part or in full, lose their validity.
§ 1. Rental Agreement
A rental agreement can be concluded in writing, by telephone, verbally or electronically (e-mail) and is in all cases subject to the general terms and conditions applicable at that time. Immediately after booking, Houses of Portugal will send an email confirming the rental agreement. The tenant is obliged to check this confirmation and immediately report any deviations from what has been agreed to Houses of Portugal. All confirmations, rental agreements and other information will only be sent electronically via email. Check-in after 16:00h Check-out before 10:00h
Houses of Portugal does not send documents by post.
§ 2. Price of the Holiday home
The price for the holiday home covers the services included in the price for the holiday home and listed on the website. In some holiday homes you can choose optional extra items or services which are then added to the rental price.
§ 3. Terms of payment
Upon receiving the booking confirmation, 25% of the total rental price is to be paid. The remaining amount must be paid no later than 6 weeks before the start of the rental period. In case of a booking less than 6 weeks before the start of the rental period, the rental price must be paid in full. If the last instalment is not paid on time, Houses of Portugal reserves the right to cancel the rental agreement without further notice. In the description of the holiday house on the internet it is stated which facilities are included in the rental price and which ones need to be paid for separately.
§ 4. Safety deposit
Houses of Portugal or the local partner has the right to demand a security deposit, to be paid by bank transfer together with the balance 6 weeks before arrival. The security deposit serves as a guarantee for the tenant’s obligations and will be returned no later than 2 weeks after the end of the rental period, provided that no damage has been caused to the property or its contents. In the instance of damage the costs will be paid from the safety deposit. If the costs of the damage exceed the amount of the deposit the guest is obliged to take on and pay all costs arising from the damage incurred.
§ 4.1 Cancellation
In case of cancellation more than 6 weeks before the start of the stay, 50% of the deposit will be returned. In case of a cancellation within the period of 6 weeks no refund will be made. We therefore recommend a cancellation insurance.
Updated Covid conditions:
Reservations made after 6 April 2020 are subject to our standard cancellation policy, except where the Algarve or the municipality where the accommodation is located is closed due to COVID-19. Related COVID-19 conditions that are not covered include: transport disruptions and cancellations, travel advisories and restrictions, health advisories and quarantines.These are simply subject to the cancellation policy. We therefore recommend a cancellation insurance.
§ 5. Number of people
The holiday home may not be occupied by more people than the number stated in the description of the holiday home and indicated in the booking. If there is any doubt about the number of persons allowed, please consult the rental contract or the description on the internet. Children also count towards the permitted number of occupants. Children under 2 years exceeding the maximum allowed number of occupants must always be requested from Houses of Portugal upon booking.

§ 6. Cleaning
The tenant is obliged to leave the rented holiday home in a tidy condition at the end of the rental period. The tenant is responsible for everything that is present in the holiday home during the rental period. In case of damage the tenant is obliged to inform the local hostess of this immediately. Damage not reported at the time of departure will be repaired at the tenant’s expense. Damage caused during the rental period will be repaired as soon as possible and must be paid for before departure. Houses of Portugal is not responsible or insured for any personal damage caused to the tenant or his personal property during the rental period.
§ 7. Tenant's obligations
The tenant is obliged to arrive within the time period stated on the rental agreement for the key to be handed over, or to make arrangements for a later key hand-over. The tenant is responsible for a correct, careful and responsible treatment of the holiday home and everything related to it. This is because the tenant is liable for all damage caused by the tenant (and those accompanying him, guests and pets). The owner or hostess has the authority to end the stay of the tenant with immediate effect if the tenant or someone of his group does not treat the holiday home and its contents properly, or if they do not behave correctly in any way towards other tenants or neighbors. The key to the holiday home is often handed over against payment of a deposit. If the property is left in a tidy condition and no additional amounts are owed by the tenant, the deposit will be returned after the end of the rental period. The tenant is responsible for costs and damages, even if the damage amount exceeds the deposit. The tenant is obliged to leave the holiday home in a tidy condition. The dishes must be washed and the rubbish taken away, even if final cleaning has been paid for. Questions regarding lost property can be sent to Houses of Portugal up to 2 days after departure. Groups of young people (where participants are not older than 25 years) parties in and around the house and pets are not allowed. In case of doubt, please contact Houses of Portugal.
§ 8. Subject to
Houses of Portugal preserves the right to change prices and offers and to make changes on our website. Houses of Portugal is not responsible for typing errors on the website, changing local prices for consumption of water, electricity, gas, heating or for incorrect information provided by our business partners.
